What this document is for
These rules form part of the rental contract and supplement the general terms. They are accepted by the Tenant at the time of booking and apply to all occupants, including day visitors.
They are not here to regiment your holiday. They are here because an old house, a garden and an unsupervised pool call for a few clear rules — and because it is better to read them beforehand than afterwards.
Arrival and departure
Arrival is between 3pm and 6.30pm, departure before noon. The day following each stay is given over to putting the house back in order: these times cannot be negotiated at the last minute, but some flexibility is possible if asked for in advance and the calendar allows.
Please tell us your arrival time at least forty-eight hours ahead. After 6.30pm, do let us know: we will work something out, but we need warning.
An inventory is taken together on arrival and departure. If something isn't right, say so within twenty-four hours: it can be put right at the time, far less easily after you have gone.
Number of occupants
The house takes twelve people at most, the number declared at booking. This figure is not indicative: it governs the insurance and the property's registration as a holiday let.
Having friends or family over during the day is no trouble, provided you tell us and they do not sleep here. Exceeding the number without telling us entitles us to terminate the contract immediately, without refund.
The pool
There is no lifeguard. Watching the children falls at all times to the adults present, and at close quarters — a fifteen-metre pool in a planted garden is not visible from every room.
- The safety equipment must not be disabled or obstructed, including during the day;
- Swimming alone or after drinking is strongly discouraged;
- No glass at the poolside — a shard in the grass is found with a bare foot;
- Animals do not swim in the pool.
The pool is open and heated from May to October. Outside that period it is closed and out of bounds.
Noise and neighbours
The house is isolated, but not alone in the world. Music outdoors stops at 10pm. After that, any noise audible from neighbouring properties counts as tapage nocturne under French law, punishable without any sound level having to be measured (article R623-2 of the Criminal Code).
By day as by night, noise that harms the neighbours' peace through its duration, repetition or intensity is also an offence (article R1336-5 of the Public Health Code). So quiet is expected at night, particularly around the pool and on the terraces, where sound carries.
Parties and events open to people outside the booking are prohibited save by prior written agreement, which may carry conditions on price, deposit and insurance. A wedding, a birthday or a company retreat takes preparation: let's discuss it before you book, not the night before.
Smoking
The house is entirely non-smoking, in both buildings. Outside, please use the ashtrays provided and throw nothing into the beds or the garden — the timber framing, the roof structure and the wisteria are old and dry.
Pets
Your animals are welcome, under your responsibility and provided they were declared at booking.
- They are not left alone in the buildings or the garden;
- They do not go on the beds or the sofas;
- They do not swim in the pool;
- You pick up after them, in the garden as on the terraces.
Any damage they cause falls under the security deposit.
The house and its furniture
The house is furnished with pieces found at auction and brought back from elsewhere, many of which cannot be replaced. Please treat them as you would treat things with a history.
- Please don't move heavy furniture or rugs without asking us;
- The fireplaces are used only by agreement and with the wood provided;
- Barbecues, fire pits and open fires: only in the places provided;
- Candles and naked flames are not permitted indoors;
- The Pool House bedroom is an open mezzanine reached by a ladder — it is not suitable for young children.
The garden
The garden around the two buildings is yours for the duration of the stay. The vegetable patch, the beds and the young plantings are tended all year: please don't park on them, light fires on them, or pick from them — leave that to the birds.
Park in the space provided, and close the gate behind you.
Before you leave
End-of-stay cleaning is done by us and charged for. So nothing is asked of you beyond:
- Gathering the used bathroom linen;
- Emptying and putting out the bins, recycling included;
- Leaving the crockery clean and put away;
- Closing the windows, turning off the lights and returning the keys.
If something has been broken, just say so. It happens, and it is far easier to settle when it is mentioned.
If something goes wrong
A breakdown, a leak, a doubt about a piece of equipment: call, even in the evening. A problem reported straight away is almost always fixed the same day.

Breach of these rules
A serious or repeated breach — exceeding capacity, an unauthorised party, persistent noise, endangering others — entitles the Owner to end the stay immediately and without refund, in accordance with article 12 of the general terms.
It is a clause that has never been used. It is there so that there need be no argument on the day it is.
